You want the top sales price for your home and you want the fewest number of showings possible? Then you need to be prepping your home for sale right now.
Historically our home prices peak in June. There are many reasons for why that is, but that's not this post. This is just fact. The homes that CLOSE (keyword there) in June have higher sales prices. Sure, there are some outliers where maybe July or September claimed that a year or two, but most of the time it's June.
We have an average of 39 days on the market right now for the whole Atlanta Metro Market, but once we get past Easter and Spring Break for K-12 schools the days on the market starts to come down. Last summer we were in the 10-15 day range. So, given that our market pricing and interest rates are pretty similar to where they were last summer, let's make an assumption that we could get to 10-15 days again. Remember, this is time on the market. You don't close in 15 days, especially if the buyer is using a mortgage (though I have loan officer partners who can, but you have to be ready).
So, let's talk timeline -- we can work backwards.
We want to close in June.
We need 25-30 days to close, so we're in early June or late May.
We need 10-15 days on the market if we're strategically priced, so we're listing in early May or late April.
Easter is April 5th and Spring Break for most of the metro Atlanta counties is April 6th-10th.
We need a week's notice to get the professional photos and videos taken and edited so they're available for posting.
So, you have 7-9 weeks before we need to have your home listed on the market, which means you need to have it ready for photos by mid-April.
